Change of Landlord

October 2008

Chaingold and Galliard Homes no longer have any financial interest in 1 Pepys Street having recently sold the Leasehold to Parkbrace Limited.


Parkbrace Limited is now the new head lessee for 1 Pepys Street and is therefore the effective landlord.

Energy Performance Certificate

October 2008

If you are planning to rent your flat at 1 Pepys Street after the 1 October 2008 you will be required by law to obtain an Energy Performance Certificate. This only applies if you have a new tenant on or after that date.

New lighting in lifts

September 2008

Those of you who either live at 1 Pepys Street or frequently visit will have noticed that the lights in the lifts have been far from satisfactory for a long time with the bulbs frequently needing replacement. Very often the lifts were left with just one or two bulbs working before the lift engineer came to replace them, which made the lifts very gloomy. The Directors therefore decided to have them replaced with a modern LED system which does not generate heat and also lasts for many years. This work has now been completed and provides the lifts with a much better quality of light.



Decoration and Carpets Update

April 2008

The redecoration of all common parts within the property has now been completed and provides a cleaner and fresher look. New carpets on floors 1 to 8 have also been fitted as well as new flooring inside the passenger lifts. See the News Archive for further details. There was sufficient in the reserve fund to cover the cost of the decoration and new carpets.



Decoration and Carpets - 2008

The property is now in its sixth year and as is usual for one of this age and quality it is time to redecorate the common internal areas. The directors have therefore decided to have all corridors and the reception area redecorated and this commenced on 28 January 2008. The work is expected to last for approximately eight weeks.


In addition, the original low quality carpets on floors 1 to 8 are wearing very badly in places and need replacing. In order to maintain the high quality of the property it is planned to re-carpet floors 1 to 8 using a heavy contract carpet that has a 10 year guarantee. After looking at various samples a final choice has now been made.


Having obtained three quotations for the redecoration and carpet replacement the directors made their choice on the basis of quality of work, quality of product being used and recommendation. The cost for redecoration will be £11,260 and the re-carpeting will be £13,630.



Mariner House - 2007

Leaseholders may be aware that Mariner House, adjacent to the west side of 1 Pepys Street and previously owned by HSBC, has been purchased by City Inn Limited who already have a hotel in Westminster and others in cities round the UK. The site is being redeveloped by City Inn for another four star hotel and it is generally felt that the new building will be a big improvement on the 1960's building currently on the site.


Demolition was due to commence on 2 July 2007 but due to legal issues with the new owner of 10 Trinity Square there was a delay. The old Port of London Authority building at 10 Trinity Square and currently being used by Willis Consulting is due to be converted into a six star hotel by US property company, Thomas Enterprises Inc, when Willis move into their new building being built opposite the Lloyds building.


Demolition commenced in January 2008. The appeal hearing eventually ruled in favour of City Inn.
